The houses for sale between Sirmione, Desenzano and the southern lake are on the flattest and most reachable part of Lake Garda: fifteen minutes from the A4 exit. Sirmione occupies a peninsula four kilometres long, with the Grotte di Catullo at its tip, the Scaligero castle at its entrance and the thermal baths.
Behind the shore the Lugana vineyards open out and run as far as Pozzolengo. What sells here is apartments in the old-town buildings, houses in developments at Colombare and Rovizza, and farmhouses inland.

Buying a house in Sirmione
In the old town of Sirmione you buy inside the walls: restored period buildings a few steps from the Scaligero castle and the water, in one of the most visited centres on the lake.
Colombare of Sirmione
Colombare is the mainland part of Sirmione, the one with the shops and everyday services, linked to the peninsula by the lakeside cycle and foot path. The houses are newer and larger than in the old town: this is the area families choose.
Lugana and Pozzolengo
Lugana and Pozzolengo are the hinterland: rows of vines to the horizon, developments with a pool and old farmsteads on the morainic hills. You give up the lake view and gain space and quiet.
Sirmione, Colombare and Lugana are three different ways of living in the same area: old town, everyday services or countryside, all within fifteen minutes of the motorway.

What is it like to live in Sirmione all year round?
The historic centre on the peninsula is a limited-traffic zone and very busy from April to October; Colombare and Lugana, on the mainland, have schools, shops, the cycle path and everyday life. The thermal baths are open all year and the Desenzano hospital is ten minutes away.
How do you reach Sirmione?
From the A4 motorway, Sirmione exit, in 10-15 minutes; the Desenzano and Peschiera del Garda stations are a quarter of an hour away, with trains to Verona, Milan and Venice; Verona airport is about half an hour away. In summer the boats connect Sirmione to the whole lower lake.
Peninsula, Colombare or Lugana: where to buy?
The peninsula for prestige, the castle and the historic lakefront houses, with the highest prices; Colombare for services, beaches and year-round life, ideal for families; Lugana and Rovizza for residences with a pool in the greenery; Pozzolengo for houses with a garden and rustici among the vineyards at lower prices.
What are the Sirmione thermal baths?
Sulphurous water that springs from the bottom of the lake at 69 degrees, used by the thermal establishments and the Aquaria spa: they bring guests to Sirmione all year round and support demand for homes and rentals even off-season.
What is the Lugana?
The area of plains and vineyards between Sirmione, Peschiera and Pozzolengo where Lugana DOC, one of the lake’s best-known white wines, is produced. For home buyers it means residences set in greenery, wineries and farm stays, and the lake a few minutes away by bike.
