Homes in a high energy class (A and B), that is new builds or recent renovations with insulation, heat pump, photovoltaic or solar panels and high-performance windows. The class is shown on every listing.

It is the scale from A4 (the best) to G of the energy performance certificate, which is compulsory to sell: it shows how much energy the house uses per square metre per year. A class A house usually uses less than a quarter of a class G one.

Heating and cooling weigh less on the bills, the house stays cool in summer without air conditioning running all day, and the resale value is higher. The purchase price is above that of a house to renovate, but with no building work and no surprises.

New class A apartments start from about €245,000 in the Valtenesi; recently built small villas and villas in Salò, Toscolano Maderno and Manerba are mostly between €400,000 and €900,000.
